My name is Mandy Beresford-Clarke and I moved here in August 2016 from the Hampshire/Berkshire border village of Kingsclere. I had been longing for a home with space, character and seclusion for some time, and Woodlands fitted the bill to perfection.

Welcoming guests to stay at Woodlands and join in the next episode of this property’s long and interesting life, is something which gives me great pleasure. If, like me, you enjoy peace and quiet, beautiful surroundings and feeling completely at one with nature, then I’m sure Woodlands will work its magic on you as well.


Womble and Bimbo are the resident 'security guards'. Both black labradors, Womble is 5 years old, super friendly with a very wiggly bottom and an over-active tongue. Bimbo, Womble's half sister is 3 years old, also very friendly, loves to play and has an unhealthy obsession with emptying the kitchen bin.

Our alpaca family of 7 consists of 3 girls, Kassiopi, Juliette and Tipsy who are retired from breeding and enjoying their 'retirement' in the meadow.  Our 4 gorgeous boys, Bingley, Willoughby, Bocelli and MacKenzie are aged between 3 and 4 years.  They all share the meadow with our 7 sheep.  Private and exclusive Alpaca Experiences are run on site where you can feed and cuddle all the alpacas.  For a real treat, why not book the Cream Tea Experience (Willoughby Package). Our 2 donkeys, Betty and Bertie, joined us in 2021.  Betty is a standard donk and Bertie is a miniature. They are absolutely gorgeous and such good fun - Bertie loves 'rounding up' the sheep and alpacas in the field.  We also run Donkey Experiences on site and full details can be found at www.woodlandsdonkeys.com

We have 10 chickens, 1 cockerel and 2 ducks who provide us with lovely fresh eggs for our guests.  You can watch them through the viewing window into their enclosure.  

We automatically welcome three well behaved dogs at Woodlands, but will happily consider more, depending on size and breed.  Cats are also welcome in the apartments.  Your pets are truly made to feel like part of the family, our only strict rule is that they sleep on their beds, not yours.

Woodlands was built in 1867 by the local vicar, to provide himself and his family of 9 children with a comfortable and suitably sized home. The property came under my ownership at the end of the summer 2016 when I purchased it from the local Housing Association. They had owned it since the 1960s and sadly, it had been poorly neglected for some years.


On first viewing Woodlands in the Spring of 2016, I felt an immediate and passionate connection with the property and the potential to return it to the beautiful home it must once have been.  It's been hard work, but so enjoyable and the results are hugely rewarding... Woodlands is slowly but very surely coming back to life.


Situated in an elevated position overlooking the Aeron Valley, Woodlands enjoys stunning views of the surrounding area. Uninterrupted views up and down the valley with open fields, broad-leaf woodland and an abundance of wildlife, makes this a truly special and wonderful location.

We have walking straight from the doorstep.  The Farm Walk takes you across the river in the bottom of the valley, up through fields and woodland, right to the top of the opposite side of the valley, with spectacular views back to the house and the woodlands beyond. 

We have numerous dog-friendly beaches in the area.  Our closest at Llanrhystud is about a 20 minute drive away and when the tide is out, there is over half a mile of sandy beach.  There is also a footpath from the parking area which takes you past the Lime Kilns and up onto the headland with views along Cardigan Bay.

Head inland and in less than 20 minutes, you'll be in the Cambrian Mountains.  Pine forests, waterfalls, secret lakes, babbling brooks and roaring rivers, ending up at the Llyn Brianne Reservoir.  

Head in the opposite direction for about 45 minutes and you'll hit the edge of the Snowdonia National Park.  More waterfalls, more rivers and forests, mountain trains and wildlife aplenty.

Each apartment is very large and has its own front door onto an inner hallway, leading to: Bedroom with double bed and bedroom furniture. Large lounge with two sofas, lounge furniture and television with built-in DVD player. Bathroom with WC, pedestal basin, and  shower cubicle (Brecon Suite has bath with shower over). Kitchen with electric cooker, fridge, microwave, kettle, toaster, dining area with table and chairs. Views from both apartments across the surrounding fields, hills and down through the Aeron Valley. Downstairs, serving both apartments, is a laundry room with washing machine, clothes airer, and ironing facilities, a boot room for coats, walking boots, wellies etc., and the library where you will find a selection of books and dvds.  Each apartment has its own private, gated hot tub enclosure.  Upper and lower gardens with seating, dining and BBQ facilities.

On arrival you will receive a welcome pack which will include milk, orange juice, homemade bread, freshly laid duck and chicken eggs, cereals, tea, coffee (instant and cafetiere) and sugar.  If you are bringing your dog/s we also provide a welcome pack for them which includes a bed, treats, toy and water bowl.  At Christmas and New Year, extra festive treats are included for you all!

Jemima is a lovingly restored 1958 Cygnet Touring Caravan, now permanently sited at Woodlands and welcoming guests to stay.

Situated in an elevated position with views across the Aeron Valley, surrounding fields, hills and woodland.  Jemima has her own Secret Garden, for the use of her guests only.  Steps next to the caravan take you up into a delightful, private woodland garden, with a 'window' to sit and look across the lovely views.  Lit by warm white festoon lighting in the evening, this makes for a truly romantic hideaway.  Sit on the bench with a drink in hand, looking out at the spectacular views, or enjoy an intimate candlelit dinner under the trees.


Jemima is fitted out with a fixed double bed, wardrobe, sofa, mini fridge, TV and DVD player, electric cooker with grill, oven and 2 hotplates.  

Directly opposite in the main house is the large laundry room with sink, electric cooker, microwave, kettle, toaster, freezer, washing machine, drying and ironing facilities and dining table with chairs. Just off the laundry room is Jemima's bathroom with shower cubicle, wash basin and WC, and the boot room with hanging space for coats, leads etc., as well as shoe racks for walking boots and wellies.  Guests staying in Jemima also have exclusive access to the basement level bar and movie room.  This is a very large area which gives you the opportunity to 'spread out', with a drink from the bar, whilst enjoying a movie cuddled up on the large L shaped sofa.

Jemima is heated, meaning you can stay all year round, staying warm and cosy during the colder months.  She also has faux fur throws, hot water bottles and an electric blanket on the bed.  During the spring and summer, throw open the windows and let the birdsong in.


At Christmas and New Year, Jemima will become a twinkling delight, with beautiful decorations and extra festive treats included for you all!

Due to her size, we can only allow 2 dogs rather than the 3 we automatically accept in the holiday apartments.  'Pooch Corner' is a snug little area with a deep, comfy dog bed - two large dogs might find this a bit TOO snug, so an extra dog bed can be provided on request.

We spent two nights at Woodlands and can't speak highly enough of it! The location is picturesque and peaceful but still easy to access and convenient for Lampeter where you can pick up everything you need. The suite was spacious, very clean and very tastefully decorated. We arrived to a welcome box with delicious homemade bread and eggs as well as juice, milk, cereal, tea and coffee etc. There was even a welcome box for our dog which included treats, a toy and bio-degradable dog waste bags. This was a lovely touch and one we really weren't expecting! Mandy and her dog Womble were very welcoming and friendly hosts and Mandy was happy to make recommendations for places to visit in the area. There was a beach close by which is dog friendly year round - our Vizsla had a great time! We wouldn't hesitate in staying here again and hope to visit again soon. This is definitely the most dog friendly place we have ever stayed and very good value, we highly recommend it.
